Our Investment Model

We acquire commercial buildings priced between $5M - $250M in Southwest markets and target two-to-five year holds with middle-to-upper teens levered returns.  The typical product profile includes the following:

  • Properties requiring renovation and currently perform below average for the market
  • Industrial / Flex / R&D use conversion
  • Significant vacancy or near term rollover
  • Single or multi-tenant office properties in the 30,000 SF to 500,000 SF size range
  • Mixed-use commercial projects
  • Purchase price that is below replacement cost
